We’re going to cover Missouri Home Insurance | Protection Before Tornado Season.  While no home can ever be made “tornado-proof,” homeowners prepare for tornadoes ahead of time can improve the odds of their home surviving high winds by taking these precautions.

According to wikipedia, a tornado watch is issued when weather conditions are favorable for the development of severe thunderstorms that are capable of producing tornadoes.  In most cases, the potential exists for large hail and/or damaging winds in addition to tornadoes.

A watch does not mean that the severe weather is actually occurring, only that atmospheric conditions have created a significant risk for it. If severe weather actually does occur, a tornado warning or severe thunderstorm warning would then be issued. Note that a watch is not required for a warning to be issued; tornado warnings are occasionally issued when a severe thunderstorm watch is active, or when no watches are in effect), if a severe thunderstorm develops and has a confirmed tornado or strong rotation.

Take these additional steps to protect yourself and your family:

  • Decide where your safe place is going to be.  An interior room, basement or local shelter.  When a tornado approaches, go there immediately. If you have no time to get to shelter, head to the center most part of your basement or home — away from windows and preferably under something sturdy like a workbench or staircase. The more walls between you and the outside, the better.
  • Become familiar with your community’s severe weather warning system and make certain every adult and teenager in your family knows what to do when a tornado watch or warning sounds.
  • Learn about your workplace’s disaster safety plans and similar measures at your children’s schools or day care centers.
  • Create a family plan in case you are able to move to a community shelter and identify escape routes from your home and neighborhood and designate an emergency meeting place for your family to reunite if you become separated.
  • Establish a contact point to communicate with concerned relatives. Keep in mind, when a tragedy hits a large geographical area, everyone is calling someone, or emergency departments from their cell phone.
  • Keep an emergency kit readily available.  Include a three-day supply of drinking water and food you don’t have to refrigerate or cook; first aid supplies; a portable weather radio; a wrench and other basic tools; a flashlight (there are flashlights with a wind up power source versus the need for batteries.  Consider extras like work gloves; portable lanterns; clothing; blankets; baby items.
  • Move anything in your yard that can become flying debris inside your house or garage before a storm strikes. Do this only if authorities have announced a tornado watch, however. If authorities have announced a tornado warning, leave it all alone.
  • Don’t open your windows. You won’t save the house, as once thought, and you may actually make things worse by giving wind and rain a chance to get inside.

This can prevent ice damming, which is what happens when water is unable to drain through the gutters and instead permeates into the house.

  • Trim trees and remove dead branches. Ice and snow can sometimes become very heavy and could cause weak trees or branches to break free and damage your home.
  • Repair steps and handrails so that visitors on your property are safe and avoid injury.

How to Avoid Freezing Pipes & Water Damage

  • During super harsh cold weather, turn on faucets so that a trickle of water continues running through the pipes.
  • Check pipes. Look closely for the presence of cracks and leaks, and have them repaired immediately. Pipes in attics and crawl spaces should be protected with insulation.
  • Install an emergency pressure release valve in your plumbing system. This will protect the system against increased pressure caused by freezing pipes and can help prevent your pipes from bursting.
  • Add extra insulation to attics, basements and crawl spaces. If too much heat escapes through the attic, it can cause snow or ice to melt on the roof. Water then can refreeze, leading to more ice build-up—and even ice dams that can damage your roof.
  • Have a back-up power source. In the event of a power outage, continuous power will keep you warm and help to prevent frozen pipes, or a frozen battery operated sump-pump.

Flooding

  • Sewer backup is NOT covered with flood insurance. Flood Insurance is a separate policy available from the National Flood Insurance Program (NFIP).  Flood insurance covers floods from tidal surge and overflowing bodies of water.
  • Install a Backwater Prevention Valve. A backwater valve is a fixture installed into a sewer line, and sometimes into a drain line, in the basement of your home or business to prevent sewer backflows.

  • Have your heating systems serviced. Furnaces, boilers and chimneys should be serviced at least once a year to prevent fire and smoke damage.

Whether we run out of gas, get a flat tire, or slide into a ditch in a snowstorm.  But, not all insurance companies provide the same Missouri Auto Insurance Roadside Assistance services. That is why you will get different prices from different carriers.  Each carrier has their own package; this article will explain the various types of benefits that we found from different carriers.

This article is not all-inclusive, but will give you a pretty good idea of the options available and what to ask your agent. These are general policy descriptions to help you understand the different types of coverages. They are not intended to modify any provisions in any contract of insurance.  Example of Roadside Assistance options include, but are not limited to the following:

  • Towing – not all Roadside Assistance plans are open 24/7.
  • Tire Changes – may require that you have the spare tire.
  • Lockouts – open car door or replace the lock for a nominal fee that is not included.
  • Lost-key Replacement – only if the key can be made at the time of service.
  • Fuel Delivery – up to a set number of gallons. A lot of times we see up to 1 gallon of gas.
  • Jump Start Battery Service – free battery test and jump start to get you to the closest garage or your destination.
  • Minor Roadside Repairs – at the site of disablement; e.g.,  loose hose connection, reattach loose parts.
  • Trip Interruption – pays for overnight stay and food if you are stranded while your vehicle is being repaired.

  • Roadside assistance when you’re on your bicycle.
  • Discounts for drivers who own hybrid cars.

  • Coverage for you, your spouse, and children under 21 living at home.

Additionally, different carriers offer different pricing structures.  Some providers offer a yearly membership plan and some carriers have a pay-per-use roadside service option.  Pay-per use roadside assistance is typically billed at a higher rate than an annual plan or option in your auto insurance policy.  Average price for pay-per-use ranges between $59 for non-tow services and $129 for towing service.  In fact, some roadside assistance packages restrict the number of tows per year.

Some carriers offer up to 200 miles of towing, while some carriers charge $75 for 50 miles, and only if you are within 100 miles of your home. Any arrangements made between the towing company and the insured is considered outside of the covered services and are not covered by the insurance company.

There are many restrictions to Missouri Auto Insurance Roadside Assistance services. Some of them are noted below; however, each carrier is different. Just be sure to ask your agent what services are restricted in your auto insurance policy.

  • Service on taxis, buses, moving trucks, limousines or step.

  • Services to vehicles which the service provider has determined to be unsafe or which require heavy duty equipment to safely provide service.
  • Service to a vehicle which is snowbound, including unplowed street or driveways.
  • Service on a vehicle to which a plow is attached.
  • Service to an unattended vehicle.
  • Service for a vehicle located at a repair facility where repairs can be performed.
  • Removal of a vehicle from a closed repair facility.
  • Limited number of tows per disablement.
  • Requests to tow a vehicle from the street to the driveway.
  • Tire service for dual-rear wheel trucks or vans.
  • Towing of utility trailers attached to a covered vehicle.
  • Towing not related to an accident.
  • Delivery of diesel fuel.
  • No coverage for towing as a result of flood or fire.

An example of a specific restriction we found with an insurance carrier is given below:

Trip Interruption expense reimbursement qualifications:  Your vehicle must be involved in an accident in the United States or Canada, 100 miles or more from home, while on a leisure trip planned to include at least 1 overnight stay and, due to the accident (but excluding mechanical failure), your vehicle must be inoperable for a minimum of eight hours.

When we breakdown or need roadside assistance, we don’t have time to think about the restrictions… Am I far enough away from home? … Will my vehicle be repaired in less than 8 hours? … How far will the tow truck driver take me?

Before you buy, think about who or what the various plans cover. This can be more confusing than you think. Some auto insurers consider calls for roadside assistance to be negatives, just like accident claims.  Choose a plan with the most generous towing allowance and trip-interruption benefits, especially if you frequently travel far from home.  We recommend consulting with a professional insurance agent to help you select the best coverage to meet your needs.

Jefferson City, Mo. – The Missouri Department of Insurance is encouraging homeowners to check their insurance policies for earthquake coverage. Only three out of every 10 homes are covered in Missouri. That number drops to two out of every 10 homes in the New Madrid Seismic Zone.

The New Madrid area is the most active earthquake zone in the U.S. east of the Rocky Mountains. Most homeowners insurance policies do not cover earthquake damage. Separate earthquake coverage, called an “endorsement,” must be purchased.

“Having earthquake coverage is the best way to ensure you and your family, as well as our state, can recover from an earthquake,” said Insurance Director John M. Huff. However, the department’s 2015 Earthquake Report shows that Missouri is experiencing a coverage crisis.

“We have reached a critical juncture where the amount of uninsured property in Missouri will soon eclipse the amount of insured residential property, estimated at $101 billion. This could jeopardize our ability to fully recover from a major earthquake.”

Some homeowners may not buy coverage, expecting the federal government to help rebuild their homes should a major earthquake hit, Huff said. Under FEMA’s Individual Assistance program, the maximum grant award is $32,900, far less than what most homes are worth.

Insurance of this type can cover a variety of instances depending on the kind of auto insurance that has been purchased.

Liability Coverage protects the other person(s) involved with an accident that is your fault.  Liability coverages include Bodily Injury Per Person, Bodily Injury Per Accident, Property Damage and Uninsured Motorists Coverage.

Let’s say for example, you have 50/100/50.  $50,000 is for Bodily Injury, Per Person.  If you should have an accident and a person was severely injured and incurred $75,000 in medical bills, your insurance will only cover $50,000.  $100,000 covers the Total Bodily Injury Per Accident.  This is used when multiple people are injured in the same accident.  So if you’re involved in an at-fault accident and 5 people are severely injured, your insurance will only pay $100,000 total.

This coverage is for bodily injury at the same minimums as those listed for liability coverage. Using the example above, the Uninsured/Underinsured Motorist Coverage would be $50,000. This amount protects you if you’re in a car accident and the other driver is at fault – and that driver has minimum liability limits or doesn’t have car insurance! This coverage also provides insurance for injury-related medical expenses and costs associated with repairing damage to your car.

“Although purchasing only the minimum State required Bodily Injury Insurance limits can get you a cheaper auto insurance rate, if you cause a serious accident, you are likely to have inadequate coverage due to the price of cheap insurance.  Many vehicles today have a much higher value than the Missouri minimum Property Damage Liability limits of $10,000.  You would be responsible for any amount of property damage over the minimum limits, if that is the coverage you purchased.  Multiple persons with severe injuries can each have damages of hundreds of thousands of dollars or more.  That’s why it is important to buy more than the Missouri minimum Bodily Injury Insurance limits.”
